Your list price. In writing. Or I pay.
Every agent around here promises top dollar. I'm Jeremy Fishnick, and I'm the only one who backs it with my own commission. If your home sells below the list price we agree on, I pay you the difference at closing.
What the guarantee actually says
Original agreed list price
The number we set together at signing, from comparable sales, the way an appraiser would. Not a number inflated to win your listing.
Price cuts don't reset it
If we lower the price later, the guarantee still measures against the original. No "it sold at list" games.
Gross contract price
A closing-cost credit to the buyer doesn't count against you. You aren't penalized for a normal negotiating tool.
Paid from my commission
No third party, no insurance product. My pay goes down when your price does — so I'm careful about the number.
Capped at 1% of list
Enough to matter on every sale and keep me honest, not enough to let anyone set a fantasy price and hand me the bill.
$0 cancellation
Don't believe I'm doing my absolute best? Cancel with no fees. (Doesn't apply if I produced the buyer who purchases.)
See exactly what I'd owe you
Shortfall is $5,000; the guarantee covers up to 1% of list ($2,400).

The launch system behind the number
Inspect & price
Pre-listing inspection mindset and comp-based pricing set slightly attractive to the market so buyers compete.
Launch
3D walkthrough, Zillow showcase, Facebook, EDDM postcards and a custom yard sign go live together.
Showings
Concentrated weekend showings put buyers in the house at the same time.
Offers
Offers reviewed together, so you choose from competition instead of negotiating one at a time.
What it doesn't cover
Payment is capped at 1% of the original agreed list price.
It guarantees price, not a sale by a certain date.
If the comps don't support your price, I'll tell you before we sign.
"I'm a career flipper having listed a few hundred flips through realtors… Jeremy Fishnick stands above almost every one that I've worked with."

Guarantee questions
Does Jeremy Fishnick guarantee the sale price?
Yes, in writing. If your home sells below the original agreed list price, he pays the difference from his commission, up to 1% of that list price. Price reductions don't reset the benchmark, and it's measured on gross contract price.
How much can the guarantee pay?
Up to 1% of the original agreed list price — up to $2,400 on a $240,000 listing.
Can I cancel my listing?
Yes, with $0 fees if you don't believe he's doing his absolute best. Doesn't apply if he produced the buyer who purchases.
Is it approved by his brokerage?
Yes. Jeremy is brokered by LPT Realty, and the guarantee language went through LPT's compliance review.
Does it guarantee a sale by a certain date?
No. It guarantees price, not timing.
